What are floorplan services?

A floorplan service is just what it sounds like: Based on what you want, an appraiser will measure your home's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How does a measurement service work?

During a home measurement or floorplan service, an appraiser takes measurements of your home with a measuring tool — generally a tape measure or laser measuring device. As they walk the home, they observe the layout of the rooms and other features, like closets, entryways, and pantries. They might draw a rough sketch of the property. Then, the appraiser creates a report and detailed floorplan showing the total living area and the overall layout of the home. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a home measurement or floorplan service required?

Challenging property taxes

Property tax records frequently reflect incorrect area of a property because the values can come from many sources, and occasionally go unproven — which means you may be paying for more space than you own! Unless an appraiser has completed a recent valuation or home measurement service on your property (after any updating that might have affected square footage), you'll need one to perform a home measurement service before attempting to challenge your taxes. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Selling your home

A measurement service can ensure that you're paid a fair price for your property. Living space is one of the biggest factors potential buyers examine when purchasing a house — but since these values are often estimated rather than properly measured, your home listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the selling price of your home as well as the number of interested buyers. The only reliable method of using an accurate GLA when listing your property is to refer to a recent appraisal or home measurement service carried out by an appraiser (after any remodeling that might have affected square footage).

Information for real estate professionals

To ensure that your client's property closes at a price that accurately reflects market value, we advise asking for a measurement of the property. Your clients, and potential buyers, will appreciate your scrupulousness, and you can be assured that the GLA on your client's listing is a true representation of their home. A measurement can also be a great marketing tactic to entice potential buyers because they can see the layout and details of the home before and after touring.
